Maintenance Technician I

RESPONSIBILITY LEVEL: With general supervision, performs operation, maintenance, and repairs at a skilled level in one (1) or more craft trades. Operates and maintains electrical and mechanical systems and equipment that supplies the building with heating, ventilation, air conditioning, other environmental systems, and power. Complete knowledge of all OSHA and safety procedures. Complete knowledge of all OSHA and safety procedures. Safety training in Must Safety Programs and Safe 2 Work

Duties

  • Repairs and maintains mechanical equipment, systems and low voltage electrical systems in accordance with blueprints, diagrams, sketches, operating manuals, and manufacturer's specifications.
  • Clean and prepare equipment for inspection; make periodic inspection of all mechanical equipment and systems as established by the facility operational procedures; repair or replace broken or worn machinery parts.
  • Perform preventive and predictive maintenance on equipment and assist in developing, reviewing and implementing comprehensive preventive maintenance procedures.
  • Operation of physical plant equipment; fire tube broilers, hermetic centrifugal chillers, pumps, cooling towers, reciprocating air compressors, emergency generators, and associated equipment.
  • Maintain operating logs on all equipment; record, correct, and report all faults, deficiencies and other unusual occurrences.
  • Thorough operating knowledge of building automation system.
  • Perform maintenance on, and troubleshooting pneumatic, electronic, and low-voltage control systems.
  • Perform arc, oxyacetylene, map, and propane welding.
  • Interact with subcontractors in the performance of service on building systems or equipment.
  • Adjust equipment and systems with a view toward conserving energy.
  • Responsible for all water treatment equipment, chemicals, and tests.
  • Respond to all emergency situations, trace, troubleshoot, and make repairs.
  • Perform all duties in a safe manner following all safety procedures and maintain a clean work area.
  • Comply with all company policies and procedures and adhere to company standards.
  • Must be a team player committed to work in a quality environment.
  • Willingly perform other miscellaneous job related duties as requested, including all general building maintenance activities.

Skills / Qualifications: Associates degree in Electrical or Mechanical Engineering Technology, HVAC Technology, or related field, or two (2) years of facility maintenance experience, or four (4) years equivalent work experience. Must be licensed to all city, state, and federal licensing and certification requirements. Must be able to work with blueprints. Ability to use a wide variety of hand and power tools. Requires working in confining spaces, on a ladder, lifting equipment over six (6) feet above ground, and physical exertion. Must be able to work as needed including various shifts, weekends, holidays, and overtime.
