Supervisor / Management

RESPONSIBILITY LEVEL: Supervises personnel on operation, maintenance, and repair of all mechanical, plumbing, and low-voltage electrical building systems and equipment that supplies the building with heating, ventilation, air conditioning, other environmental systems, and power. Ability and knowledge to manage and enforce all OSHA and safety procedures. Safety training in Must Safety Programs and Safe 2 Work

Duties

  • Supervises the repair, maintenance and service of mechanical equipment systems and electrical systems in accordance with blueprints, diagrams, sketches, operation manuals, and manufacturer's specifications.
  • Provide troubleshooting and problem solving expertise for operational problems.
  • Assist with development and implementation of predictive and preventative maintenance programs.
  • Working knowledge of Union Labor Agreements both Nationally and Locally.
  • Training in Grievance Handling and Labor Relations.
  • Supervise the operation of physical facilities equipment; fire tube broilers, hermetic centrifugal chillers, pumps, cooling towers, reciprocating air compressors, emergency generators, and associated equipment.
  • Manage and maintain operating logs on all equipment; record, correct, and report all faults, deficiencies and other unusual occurrences.
  • Through operating knowledge of building automation system.
  • Supervise the performance service on, and troubleshooting pneumatic, electronic, and low-voltage control systems.
  • Supervise the performance arc, oxyacetylene, map, and propane welding.

  • Experience working on computer software applications such as Microsoft Word, Excel and Power Point
  • Should have an ability to work within and manage Departmental Budgets (Monthly Budgeting, Payroll or Timekeeping Systems)

SKILLS / QUALIFICATIONS: High School diploma or GED, and a minimum of five (5) years work experience. Must be able to read and work with blueprints. Supervision of personal working in confining spaces, on a ladder, lifting equipment over six (6) feet above ground, and physical exertion. Must possess a valid driver's license. Must be able to work as needed including various shifts, weekends, holidays, and overtime. Experience in hi-rise building is helpful.
